1. Purpose
This Acceptable Use Policy ("AUP") defines prohibited uses of REI Social Machine (the "Service"). By using the Service, you agree to this AUP. Violation may result in, at DGI's discretion, warning, suspension, or termination of your account, and may result in forfeiture of unused subscription fees.
2. Prohibited Content
You may not use the Service to generate, schedule, or publish content that:

- Violates federal, state, or local laws
- Promotes or facilitates illegal activity
- Violates real estate laws including predatory lending, equity skimming, unlicensed real estate practice
- Violates fair housing laws (Fair Housing Act, state fair housing laws)
- Violates the Telephone Consumer Protection Act (TCPA) — do not direct users to call/text numbers without proper consent mechanisms
- Violates the CAN-SPAM Act
- Promotes financial fraud, pyramid schemes, Ponzi schemes, or "get rich quick" schemes
2.2 Deceptive Content
- Makes false claims about your business, services, or qualifications
- Misrepresents property values, market conditions, or legal timelines
- Uses fake testimonials or fabricated case studies
- Claims guaranteed outcomes (e.g., "we guarantee your home will sell in 7 days")
- Impersonates another business, person, or government entity
- Creates fake urgency that doesn't match reality (e.g., "foreclosure deadline tomorrow" when no such deadline exists for the viewer)
2.3 Harassing or Discriminatory Content
- Targets protected classes unlawfully under fair housing laws (race, color, national origin, religion, sex, familial status, disability)
- Harasses, threatens, or intimidates any person or group
- Contains hate speech or incites violence
- Targets vulnerable populations (seniors, persons with disabilities) in a predatory manner
2.4 Offensive Content
- Sexually explicit or pornographic
- Graphic violence or gore
- Self-harm or suicide promotion
- Illegal drug use promotion
- Content that violates the content policies of any third-party platform to which you publish (policies may change over time; compliance remains your responsibility)
2.5 Intellectual Property Violations
- Content you do not own or have authorization to use
- Unauthorized use of trademarks, logos, or brand names
- Copyrighted material without license (music, video clips, photos, text)
- Celebrity names, images, or likenesses without permission
2.6 Spam and Manipulation
- Mass identical posts designed to manipulate platform algorithms
- Content designed to evade platform moderation
- Misleading metadata, tags, or descriptions
- Artificial engagement (buying likes, follows, comments)
3. Prohibited Actions
You may not:
- Use the Service to manage content for a business where you lack authority to act on its behalf. Employees, virtual assistants, contractors, and operators managing accounts on behalf of a business with proper authorization are permitted to use the Service.
- Resell or redistribute the Service or its generated content to third parties without written permission
- Reverse-engineer, decompile, or attempt to extract the source code, prompts, or underlying frameworks
- Attempt to bypass rate limits, usage caps, or regeneration limits
- Share account credentials publicly or with parties outside your authorized team
- Use the Service, its outputs, or its methodology to build, design, or develop a commercial product that directly replicates the Service's functionality
- Scrape, harvest, or otherwise extract data from the Service beyond normal use
- Upload malware, viruses, or harmful code
- Interfere with the Service's infrastructure or other clients' use
4. Your Responsibility for Content
Even though the Service generates content on your behalf, you are the legal publisher of all content that posts to your accounts. You are responsible for:
- Reviewing content (if in approval mode) before it publishes
- Ensuring content complies with all applicable laws
- Ensuring content complies with the terms of each platform (Facebook, Instagram, YouTube, TikTok)
- Any legal or financial consequences of content published from your accounts
DGI is not responsible for content that violates laws, platform terms, or this AUP. You agree to indemnify DGI as described in the Terms of Service.
5. Real Estate-Specific Rules
Because the Service is specifically designed for real estate investors, the following rules apply:
5.1 Licensing
If your state requires a real estate license to perform certain activities (e.g., brokerage, representation of sellers, advertising property for sale on behalf of others), you confirm that you hold the required license or that your activities do not require one.
5.2 Wholesaling Restrictions
Several states have restrictions on wholesaling real estate (e.g., Illinois, Oklahoma). You are responsible for understanding and complying with the laws of your state.
5.3 Property Advertising
Do not advertise specific properties for sale that you do not own or have the legal right to advertise.
5.4 Solicitation Rules
Some states and municipalities restrict direct solicitation of homeowners facing foreclosure. You are responsible for complying with these rules.
5.5 Fair Housing Compliance
All content must comply with fair housing laws. You may not:
- Target or exclude protected classes
- Use language that suggests preference based on protected characteristics
- Refuse to work with potential sellers based on protected characteristics
6. Reporting Violations
If you believe another user is violating this AUP, report it to: abuse@dealgeniusinvestments.com
7. Enforcement
7.1 Our Right to Monitor
We reserve the right (but have no obligation) to monitor content generated through the Service. AI-assisted content moderation may flag content for our review.
7.2 Consequences
Violation of this AUP may result in, at our discretion:
- Warning
- Temporary suspension of the Service
- Termination of your account, with possible forfeiture of unused subscription fees
- Reporting to law enforcement where appropriate
- Legal action
7.3 No Obligation to Pre-Review
We do not pre-review content before it publishes. The burden of ensuring content complies with this AUP rests with you.
8. Changes to This Policy
We may update this AUP with 30 days' notice. Continued use of the Service after the effective date constitutes acceptance of changes.
